LOON MOUNTAIN'S MUCH-ANTICIPATED
SOUTH PEAK EXPANSION UNDERWAY
LINCOLN, N.H. - - Loon Mountain's much-anticipated South Peak will open in December of 2007, with a brand-new, high-speed quad chair, 40-acres of new intermediate and advanced terrain, and a connector quad chair which will link South Peak to the existing lift and trail network. These new lifts and terrain, which represents only 35% of the total planned on-mountain expansion at build out, is just one of the facets that this exciting project will bring to New Hampshire's most-popular mountain destination.
Centex Destination Properties, one of the nation's premier developers of resort and second home communities, is working with Loon and developing nearly 400 acres of prime real estate between the mountain and the Pemigewasset River. South Peak Resort? on Loon Mountain will be a four-season luxury mountain destination including private ski-in/ski-out and riverside homes and condominiums with premium amenities. Planned amenities include a slopeside owners' club to feature indoor and outdoor swimming pools, hot tubs, a massage studio, a fitness center, theater room and a dining room. Hiking and biking trails throughout the Resort will offer opportunities to bike or stroll through the woods and along the river, and outdoor fire hearths will become natural outdoor gathering places. With its superior accommodations and close proximity to Loon's newest trails, South Peak Resort is sure to meet the highest of resident standards.
Phase I of the project, which began in November 2005, included infrastructure development and 67 single-family home sites. Phase II, which will include condominiums, resort hotel, amenities and part of the on-mountain expansion, got the green light this past August when Centex completed a land purchase from the Loon Mountain Recreation Corporation.
"The closing on this land was an important milestone in our development of South Peak Resort at Loon," said Ed Brisson, vice president of northeast development for Centex Destination Properties. "We will execute our planned groundbreaking this fall for the Riverside Terrace area of the resort and can then continue with the balance of our resort plans."

Centex Destination Properties projects an eight to 10-year build-out on the entire resort. Completion of the initial Riverside Terrace units is planned for spring 2007. These units, which will range from 1,200 to 1,900 square feet, will be offered with two to four bedrooms. Each unit will feature large windows overlooking the Pemigewasset River, a master bedroom suite, open floor plan and premium fit and finish details such as granite counter tops. Each building will include a garage and ski lockers. The Riverside Terrace residences are situated adjacent to the J.E. Henry Trail, a scenic foot and bike trail, and also located close to the proposed ski-back trails and the South Peak base area of Loon Mountain.
